South Park Commons Member Residency is a 6-month, no-cost, no-equity community for pre-company technologists and founders in SF and NYC. Rolling admissions.
The South Park Commons Member Residency is a six-month program for technologists and founders who are still figuring out what to build. It costs nothing and takes no equity, and members get a community, space and peer support while they explore ideas in San Francisco or New York.
Admissions are rolling, with no published application deadline, so founders can apply at any time. South Park Commons also runs a separate Founder Fellowship, which writes a $1M investment, and many residents later move into it. The Fellowship has its own cycles: the Fall 2026 deadline passed in early August and the next cycle had not been announced at the time of writing.
The Residency is built for people who are earlier than a typical accelerator expects, such as engineers and operators who have left a job and want to talk through ideas with other builders before committing. Members benefit from a network of experienced founders and investors, regular events and the chance to find collaborators. It is a low-risk way to test founder fit without giving up equity, although it is a community more than a structured curriculum, so founders who want a defined syllabus may prefer a cohort accelerator.
Most applications for programs like this ask for a short pitch deck, a clear description of the team and evidence of traction or customer conversations. Founders should tighten their story before applying and submit as soon as the application is complete, because rolling review tends to reward early, well-prepared submissions over last-minute ones.

Our pitch deck template will guide you through the requirements of an Accelerator-ready presentation.
